While the name itself may be explanatory, Bed and Breakfast (B&B) accommodation provides a private, personal space for travellers who need a quiet place to sleep, comfortable furnishings and a good meal to start their day in the morning.

This style of accommodation has been popular with travellers in Europe for centuries. Usually describing small lodgings offering overnight accommodation and breakfast, the term B&B first came into use in England, Scotland and Ireland.

Travellers tired of the monotony of motel and hotel that offer only a bed, a TV and a bar fridge, look for the warmth and comfort of a B&B where they don’t have to bother with the noises and nuisance of other guests. B&B accommodation adds to the travelling experience.

Our guests tell us that the most important difference setting B&B accommodation apart from the motel experience is the level of personalized service they receive. This one factor can make or break the overall experience for guests. They like to know that someone has gone to the trouble of catering for all of their needs. They especially like it when they can see that someone has taken the time to attend to the little things that add a sense of luxury and delight.

At Arcadia Cottages, we believe that staying at a B&B should be a relaxing experience. We understand that every guest is different so the level of information or assistance we provide has to be tailored to their needs. We don’t just hand our guests a key and point to the cottage, leaving them to their own devices. We also know they don’t want us popping in every five minutes for this or that. They have come to relax and to have some time to themselves and we respect that.

One of the special treats we can arrange for you as our guest is some pampering at our Day Spa. Separate from your cottage, the Day Spa is just a stroll across the garden. Serene in its setting, the room is prepared just for you. You can choose from a 2 ½ hour complete face and body treatment or share the experience with your beloved with a couple’s massage. You and your partner are cared for by two masseuses at the same time. It takes your stay at Arcadia Cottages far beyond fours walls and a bed into the realm of magic!

Experienced travellers open the door to many rooms over the years and kilometres they span during their travels.  While locations can add some interest, one motel room is generally just like another. Once you close the door behind you, there is little to remember. This is part of the reason why so many people now choose to enjoy the comfort and luxury of Bed and Breakfast accommodation.  You are guaranteed to find a room with unique and individual features, which makes your stay a memorable one.

At Arcadia Cottages, we put time and energy into creating the right kind of atmosphere for our guests. That’s why all of our self-contained cottages are different in personality and style. Many of our guests try out the different cottages and enjoy the variety each time they stay with us. Others choose a particular cottage and that’s the one they book every time. We like to accommodate everyone’s preferences.

Our Treehouse Cottage is one of the cottages that many of our guests enjoy. There are very few motel rooms that offer you this kind of accommodation all to yourself. The view out of the window into our extraordinary gardens sets it apart. Our guests particularly like the architecture of the cottage with cathedral ceiling and the garden conservatory. We’ve made sure to add richness of colours with the choice of drapes and hand picked antique furniture. All to make sure your stay at Arcadia Cottages is truly memorable.

The luxury of a Bed and Breakfast

With hundreds of hotels, motels, and cabins to choose from, there are plenty of ways to have a holiday. However, many people prefer to use Bed and Breakfast accommodation whenever they need time to relax. What makes a B&B so attractive?

Traditionally, a bed and breakfast was a small lodging establishment, often a private home, which offered overnight accommodation and breakfast. There are many of these “In House” style B&B’s in operation today particularly in Europe and the UK. Since the 1980s, the term B&B has extended to include accommodations known as “Self-Contained” establishments where guests do not have to share any of the facilities and enjoy sole use of the cabin or cottage.

Your preference
It comes down to personal preference and the style of accommodation guests are looking for. Some like to share the living room and dining area with others and sit down to a full cooked breakfast or buffet. However, like a hotel or motel room, you can often hear noises from the other guests in the hallways and rooms.

A self-contained cottage B&B means you have all the rooms to yourself. You don’t have to put up with noises from the other guests or bother about getting dressed for breakfast or to relax with a book in the lounge room. You get to cook your own breakfast – the way you want – at the time you want. Generally you book this style of accommodation for more than a single night.

Place of their own
Judging from the feedback from our guests, the most important reason they choose our B&B cottages is the privacy. Instead of wandering down hallways filled with doors, waiting in a queue to check in, and sharing dining facilities with a crowd of tourists, our guests have a space they can truly call their own. They not only enjoy a living area with several rooms all to themselves, they have a private area outside their cottage where they can relax over breakfast or enjoy a quiet chat.

It’s so quiet
Most B&B accommodation is located in a peaceful location. When we’ve gone to the trouble of creating such a welcoming space, we don’t want it spoiled by outside noise. Our days are filled with sound in our regular routines. So finding a place where all that racket can’t intrude is a delight. Arcadia Cottages is located in a truly peaceful spot – away from the main tourist road, amidst rambling gardens, yet close enough to be a short walk away from Olinda, great cafés, walking trails, gardens and the Dandenong’s.

Our cottages are strategically placed within our tranquil garden setting, so if some of our guests want to enjoy lively conversation or their favourite music, they don’t impose on guests staying in our other cottages. We find our guests considerate of each other’s need for a little serenity as well, something you can’t always find in motel rooms stacked on top of each other.

When you’ve taken some time out to relax and reflect, it’s great to have a window onto some beautiful scenery. B&B accommodation is about connecting guests to their surrounds and many are built to make the most of spectacular views. At Arcadia Cottages we make sure our guests are surrounded by acres of peaceful gardens which can be appreciated from inside and outside each cottage.

Pampering a plenty
Most of all, we’ve found that B&B guests like to feel pampered. They enjoy a holiday space that has a sense of luxury, where someone has taken care to create the right décor and to add those little extra touches that delight. Our guests tell us enthusiastically just how much they enjoy being able to stop and lavish themselves for a while. It lifts their spirits and recharges their energy levels.

Peace and quiet amongst the birds


 At Arcadia Cottages, we pride ourselves on providing an elegant and peaceful place of retreat for our guests. However, as owner-operators, our lives are often not as serene. Like a couple of ducks on the water, we do a lot of pedalling below the surface in order to create a peaceful space for our guests.

Updating the furnishings and décor in our four cottages is a constant activity and recently we’ve been lovingly redecorating our Olinda Cottage. This includes adding a hot tub made from beautiful New Zealand kauri wood.  A hot tub provides luxurious therapy and the water is kept at the perfect temperature for relaxation. Guests have always enjoyed using the hot tub in our Fernwood Cottage and we are delighted to be able to offer a second cottage with this benefit.

Olinda Cottage has undergone a total transformation and will re-emerge in mid-April with elegance and confidence.  We’ll have pictures of the transformation on our website in April for everyone to see.


 We are looking forward to the beautiful display the trees put on for us every autumn. The property is a picture as the leaves change to their rusty, autumn tones. Our four cottages, Fernwood, Forest, Treehouse and Olinda, are hidden in acres of mature gardens designed to be rambling with plenty of variety in foliage. It makes it a lovely spot for a morning walk. We’ve also created quiet spots throughout the gardens where guests can sit and enjoy a good book with a cup of coffee or a glass of wine. Each cottage has its own secluded area just outside the door where guests can relax over breakfast or a quiet chat. Our focus is on making sure every guest enjoys the privacy they desire.

Our location provides a great balance between space and distance – far enough away from the main tourist road and all the traffic noise – yet close enough to all the places Olinda is famous for. There are bush walking trails nearby in the National Park. A five-minute walk has you in the township of Olinda where you can enjoy coffee and good food at restaurants and cafés. A nine-minute walk and you’ll be enjoying the views in the Dandenongs. Olinda boasts some amazing gardens nearby and guests can spend time walking through the William Ricketts Sanctuary or having a picnic in the Rhododendron gardens.

Of course we love it when our guests tell us they “felt truly peaceful” from the moment they set foot into our cottages. They describe the “calm and cosy feel of the cottage, the elegant gardens, and the beautiful sounds of nature.”  That’s when all the energy we put into Arcadia Cottages really pays off.
